Why Second Look began

One homeowner needed an honest second opinion.

Second Look Roof Review grew from the experience of an older homeowner who was facing a very expensive roofing proposal and did not know who to trust. He did not need another sales pitch. He needed someone experienced, with nothing to sell, to examine the visible roof conditions and explain what work was actually necessary.

That experience made something clear: homeowners need somewhere to turn before making a major roofing decision. Second Look exists to provide that calm, independent second opinion—so you can understand the situation, ask better questions and decide what to do next without pressure.

Second Look Roof Review will not quote or perform roofing work on a property we inspect.

That separation removes the incentive to exaggerate a problem and protects the credibility of the report.

Why pay for a roof review when roofing quotes are free?

A roofing quote describes work a contractor hopes to perform. We do not compete for that work. Our fee is for independent judgment focused on helping you understand the visible condition, the proposed scope and the questions to ask before deciding.

What happens when I first contact you?

Tell us what concerns you, where the property is and whether you already have a written roofing quote. We’ll explain which review option fits, confirm availability, scope, travel and the full price before anything is booked.

Is this a complete home inspection?

No. This is a limited visual assessment focused on accessible roofing components. It is not a structural, engineering, environmental or full home inspection.

Will the specialist walk on every roof?

No. Weather, pitch, height, material condition and access all affect safety. The onsite specialist decides what can be accessed safely and records any limitations.

Can you tell me exactly how long my roof will last?

No one can guarantee an exact lifespan. We can provide an experienced estimate of remaining service life based on visible conditions and known limitations.

Can the report be used for insurance?

The report can document visible conditions for your records and may help you discuss a decision with your insurer. Acceptance is always determined by the insurance company.

How quickly will I receive a written report?

The normal target is within two business days after the inspection, unless a different timeline is agreed to before booking.

Do you serve all of Ontario?

Ontario inquiries are welcome. Onsite availability and any travel cost are confirmed before booking. Satellite roof takeoffs may be available more broadly where suitable aerial imagery exists.

What is included in the satellite roof takeoff?

The property-specific PDF includes roof area and squares, pitch, facets, eaves, rakes, ridges, hips, valleys, flashing measurements and estimated material quantities at different waste factors.

Are satellite roof measurements guaranteed?

No. They are third-party aerial measurement estimates and may be affected by imagery quality, trees or roof complexity. When key roof dimensions and pitch can be confirmed during the field inspection, those measurements can be entered into the program to refine the roof measurements. Material quantities and waste factors remain estimates because actual usage depends on the roofing product, roof complexity, layout and the installer’s methods and efficiency. The installing contractor should verify final dimensions and determine the quantities to order.
